Ivy Cottage – Docking

Ivy Cottage is slightly set back from the high street near the centre of Docking.

There is pavement access from the outside the front of the property that continues into the centre of the village, including the fish & chip shop and the village Shop (Spar.) One side road must be crossed if walking to the Shop.

Ivy Cottage is arranged as follows;

Ground floor: 2 separate, gated and fenced gardens, separate kitchen, lounge and dining room and separate study.

1st floor: Roof terrace accessed via the main double bedroom, and two further double bedrooms (one which is made up as two single beds unless requested) and a bathroom.

In the event of a fire or emergency, it is the responsibility of the guests to evacuate themselves. Audible fire/smoke detectors are installed in the property.

Ground floor, ground floor property access and garden areas

There is off street parking for one car accessed via a shingle drive. The access from the parking space is level, but over a shingle access route. An outside light with a motion sensor is adjacent to the parking area.

The property is accessed by a picket gate via the front enclosed garden. The gate has a manual gate closer. The shingle at ground level terminates at the gate and the front garden is stone slabs laid level.

 Access to the property is via the front door (above.) The front garden benefits from an external light, which has a motion sensor. The key safe box is positioned immediately adjacent to the right hand side of the front door and underneath the external lights. The front door is secured via a deadlock and a latch opener. There is approximately a 120mm step into the kitchen area from the front garden. The front door is standard width and is a stable door of which the bottom door can be secured separately from the top door. However, both are connected via a bolt and opens as one door.

Once inside the property, the entire ground floor is one level, with no door thresholds or changes in levels. The kitchen flooring is Amtico (vinyl flooring), this transitions to carpet at the entrance to the lounge. Carpet is the floor covering all other areas of the ground floor.

All the internal lights are dimmable and operated from wall switches. The washing machine is at low level (under kitchen counter and adjacent to the sink.) The hob is at standard worktop level. There is an integrated fridge and freezer. Access to the rest of the ground floor is around either side of the kitchen breakfast bar.

The access from the kitchen into the lounge / diner is via a standard door opening and there is no door. The access from the dining room to the study is via a standard door opening and it has a standard size glazed door that opens into the dining room.

1st floor area and roof terrace

Access to the 1st floor is via the single staircase. The stairs are carpeted, and have a banister to the right hand side (as you go up the stairs.) The stairs are lit from above with recessed spotlights.

The bathroom is accessed from the landing, and the door is lockable from the inside. The lighting and extractor fan are operated by a pull cord. The walk in power shower has a small step into the shower tray of approximately 80mm. 

From the top of the stairs, each of the three bedrooms is accessed via the landing area. All the bedrooms and bathroom flooring is exposed floor boards, and there are no changes in level internally.

Each bedroom door is a ledge and braced door and secured with a thumb latch. Each bedroom has bedside lights and recessed dimmable lights switched from the wall.

There is a  change in level from the main bedroom stepping out and up by approximately 200mm, onto the roof terrace deck.  The roof terrace is accessed by a lockable UPVC door, which opens inwards. The wooden decking is all the same level once you have accessed the deck. There is an external light which is switched from within the adjacent bedroom.
